The Atlas 10 Difference

A Highly Technical Approach to Your Pavement Management Needs.

Atlas10’s methodology is focused on facilitating sustainable process improvements for property owners/managers committed to eliminating the reactive “break/fix pavement treatment model in favor of a proactive cost avoidance focused pavement performance management solution. We save your organization time and money and mitigate risks related to paved asset maintenance, repair and reconstruction (MRR) costs.

Our “patent pending” GIS/GPS on-site surveying solution enables precise defect collection and baseline site/portfolio condition assessment scoring and is the most accurate pavement performance management solution in the industry.

There are three (3) key cost savings and risk mitigation areas where Atlas10 solutions can offer the greatest value for RPC:

PAVEMENT CONDITION AWARENESS

  • Treatment strategies/costs determined by “over” estimated contractor bids and or PM’s/OM’s with limited pavement expertise.
  • Lack of insight to precise portfolio/site condition promotes a reactive treatment environment which is ineffective and costly.
  • 100% of all site defects collected, classified, mapped and archived. Digital photographs of notable defects captured. Client data access provided via Web. No need for field staff to be pavement experts.
  • System generated treatment costs, job scope and bid docs give client greater control over OpEx/CapEx procurement and drive cost savings.

TREATMENT BUDGETING AND PLANNING

  • MRR budgets based on historical CapEx/OpEx spend vs actual site condition and “real” treatment costs.
  • No data driven objective process for determining and prioritizing projects. No line of sight to 15 year pavement replacement cost/forecast.
  • Scientific approach to predicting OpEx/CapEx improvement expenditures and budget tool for 5 – 15 year forecasting including date/cost of replacement.
  • Accurate OpEx/ CapEx treatment budgets can be created and aligned to Management Objectives (reduce claims, increase brand area appeal, extend pavement life cycle at lowest cost) and Enterprise MRR strategy.

PROCUREMENT OF CONTRACTOR SERVICES

  • Dysfunctional buying process. Disparate contractor bids for same job scope (“apples to oranges”). Selected low bids often don’t effectively treat core defects. Staff later faced with the costly problem of fixing the same problem over and over again.
  • Ineffective determination of scope of work and RFP/bid documents yield ineffective project results.
  • Precise defect data drives accurate treatment cost and job scope determination. Assist PMs and OM’s negotiate “apples vs. apples” contracts at reduced costs. Upgrade in project quality, longer lasting treatments with fewer change orders and warranty claims.
  • Material procurement (crackseal, sealcoat, asphalt etc…) can be bundled to leverage regional/portfolio wide supplier spend to extract savings.

Experience and Expertise

Atlas10 was established in 2011 as a direct result of the disconnect between buyers and sellers in the pavement industry. When he saw the asymmetrical transactions taking place, Mark Schmidt, owner and founder, decided to apply his 30 years of experience in the market from owning a pavement company, Blue Chip Pavement Maintenance, Inc., and start a consulting company. The result was Atlas10. Since its inception, Atlas10 has grown significantly and brought on clients such as Home Depot, Duke Realty, the University of Cincinnati, and Regency Centers, simply by providing a unique, standardized approach to pavement services.

Based out of Cincinnati, Ohio, Atlas10 provides a new level of quality service in pavement maintenance, repair and reconstruction by utilizing GPS technology and web-based data management tools to help firms all over the United States proactively manage their property or portfolio of properties, improve budgeting decision and increase purchasing efficiency.
